Door Hardware Slang and Abbreviations – Mystery Solved!

 

Like every industry, the door hardware industry has its share of slang, abbreviations and idioms! Most manufacturer product cartons are covered with product numbers and seemingly meaningless letters, but those letters do have significance! If you’ve been wondering what some of those letters mean, check out the list below. Here are some of the most common:

 

NRP – frequently found on boxes of hinges, this abbreviation means that these hinges are being supplied with a “Non-Removable Pin”. The hinge pin can actually be removed by loosening a small retaining screw on the inside of the hinge.

 

CRASH BAR or PANIC BAR – this is layman’s term for a “panic device” or “fire exit device.”

 

KIK – this is an acronym that actually means “Key-In-Knob.” These lock cylinders are designed to fit into knob type cylindrical locksets.

 

KIL –  this seemingly ominous acronym confirms that the lock cylinder is a “Key-In-Lever” type and is therefore suitable for installation into a lever type cylindrical lockset. Typically, KIK and KIL cylinders are compatible with both knobs and levers; however, the cylinder tail piece will often need to be reoriented depending on the application.

 

TBSRT – often found on the boxes of LCN door closers, these letters signify that the closer comes complete with “Thru-Bolts and Self-Reaming (drilling) Tapping Screws.”

 

RW/PA – frequently found on boxes of door closers from a variety of manufacturers, these letters specify that the box contains the accessories to mount the closer in either “Parallel Arm” or “Regular Arm” applications.

 

TBWMS – another alphabetical mystery found on boxes of door closers from numerous manufacturers, these letters confirm that the door closer is being supplied complete with “Thru-Bolts, Wood Screws and Machine Screws” which makes it a very versatile product suitable for a variety of possible applications.

 

SLIM – frequently found on boxes of LCN and Falcon door closers, this word actually means what it says; the closer has a slim profile and has been supplied with a “Slim” style cover instead of a full cover.

 

KNC – if you find these letters embossed into a threshold, sweep or similar item, it means the product has been manufactured by “KN Crowder Manufacturing” from Burlington, Ontario.

 

R/V – often found on the boxes of Von Duprin exit device trims, these letters signify that the trim is compatible with “Rim or Vertical Rod” type exit devices.

 

LHR/RHR – commonly found on the cartons of exit devices or mortise locks from a variety of manufacturers, these letters confirm that the exit device or lock is a handed product and that it is for use on either a “Left Hand Reverse” door or a “Right Hand Reverse” door as specified.

 

LH/RH – sometimes found on boxes containing door closers, this abbreviation confirms that the closer is a handed product and must be installed on either a “Left Hand” door or a “Right Hand” door as specified.

 

DOOR CLOSURE – is a widely misused term to describe a “door closer.”

 

HYDRAULIC PUMP ARM – is another widely misused term to describe a “door closer.”

 

PUMP STOPPER ARM – yet another widely misused term to describe a “door closer.”

 

KA – these letters are sometimes seen on boxes containing locksets, deadbolts or padlocks. KA means the lock has been “Keyed Alike” to another specific lock or that it is part of a larger keyed alike group of locks.

 

KD – these letters are sometimes seen on boxes containing locksets, deadbolts or padlocks. KD means the lock has been “Keyed Differently” from any other lock or group of locks and that it does not belong to any specific group.

Current Rules

The HATC is calculated by applying the lowest personal income tax rate (15% in 2022) to an amount that is currently the lesser of $10,000 and the eligible expenses in respect of an eligible dwelling for the taxation year. Eligible expenses must be incurred for work performed or goods acquired in respect of a qualifying renovation of an eligible dwelling of a qualifying individual.

Type C, Type C-B, Type C-W Pocket Door Kits – What’s the Difference?

All three kits specified in the title above above essentially contain mostly the same components and are designed for single door installation of doors measuring 18″ – 36″ wide x 84″ high (or less) into a 2″ x 4″ stud wall. All Type C, Type C-B and Type C-W kits include: (1) CP-803 header track;  (2) CP-HB2X4 header brackets; (2) CP-830 drywall supports; (4) steel uprights; (2) CP-2X4 foot brackets; (2) C-411 Quick Release hangers; (2) CDC-411 in-track catches/stops. All kits are suitable for doors weighing a maximum of 150 lbs.

The only real difference between the three aforementioned kits is the different guide options furnished with each kit.

The Type C pocket door kit includes the C-1201 and C-1202 nylon floor guides and is therefore the most cost-effective option of the three choices. Nylon floor guides are best suited for light duty residential applications using hollow core doors.

The Type C-B pocket door kit includes the C-201 guide channel and the CP-200 pocket guide. This track and guide are an option best suited for light duty residential and small office applications utilizing hollow core or solid core doors. The C-201 guide channel and CP-200 guide provide better alignment and offer greater stability for the door than standard nylon floor guides.

The Type C-W pocket door kit includes the heavy duty C-914 guide channel and CP-913 pocket guide. This track and guide are designed for heavy duty residential and medium-large office applications using solid core or solid wood doors. The C-914 guide channel and CP-913 guide are larger and more robust than the C-201 guide channel and CP-200 guide and will provide superior alignment and stability for heavy doors.

Guide Channels & Guides – Quick Facts

The C-201 guide channel measures approximately 3/4″ wide x 5/8″ high and can be used in doors that measure minimum 1 3/8″ thick. If you are not sure of the door thickness, this is a good, versatile option. Caveat: the compatible CP-200 floor guide is not as sturdy as the CP-913 guide.

The C-914 guide channel measures approximately 1″ wide x 1″ high and should be used in solid core or solid wood doors that measure minimum 1 3/4″ thick. If the door has a particle board core, ensure that the bottom rail is constructed of solid wood or other sufficient material to accommodate the C-914 channel. The C-914 guide channel and CP-913 guide are an excellent choice for heavy or solid wood doors or for higher traffic assemblies as this combination will provide maximum stability and alignment for heavy doors.

Depending on the application or preference, the CP-200 and CP-913 floor guides can also be installed on the bottom of the door and the guide channels can be installed in the floor. KN Crowder also offers a wide selection of aluminum guide thresholds.

Nylon floor guides are the most economical choice and are the easiest types of guides to install; however, they don’t provide the support or alignment of a guide channel assembly and are typically most suited for light duty applications.

Dealing With Contractors – Tips, Facts & Red Flags | Discount Door Hardware

Skilled Labour Shortage

In today’s economic climate, it has become more difficult than ever to find quality, trustworthy tradesmen. There are numerous reasons for the current and growing shortage of skilled labour.

Some of the most common reasons for this shortage include: large numbers of tradesmen have reached retirement age and are leaving hard-to-fill voids in their respective professions; some tradesmen, tired of the daily grind, have traded in their tools for desk or sales jobs in their respective industries; others, after decades of hard labour, can simply no longer endure the physical aspects of the work. Another factor contributing to these unprecedented labour shortages is that large numbers of young people are no longer entering the skilled trades market, opting instead for post-secondary education opportunites. All of these circumstances are creating gaping voids that cannot be filled.

This unfortunate situation has opened up the door for opportunists and charlatans looking to profit from this shortage. There are record numbers of unqualified contractors selling their services and leaving a huge mess for others to clean up after they either walk off the job (because they are in over their heads) or are dismissed for incompetence. This scenario is becoming far too common as customers struggle to find qualified and reliable tradesmen to complete their projects in a timely and professional manner.

The good news is, there are still some tradesmen that are dedicated professionals; individuals who have mastered their craft and who care deeply about quality and who take a great deal of pride in their work.

The trick is in finding these uncommon professionals!

 

Who to Hire?

How do you find the right contractor and how do you avoid hiring those who are just not up to the task? There are some guidelines and tips you can follow to pre-screen tradesmen whom you are considering.

For projects like plumbing or electrical repairs, installation of trim, doors and finish hardware or any other specialized tasks, we recommend hiring local contractors who specialize in specific skill sets; for example, call a plumber to fix a plumbing issue. When you call to retain services, don’t be afraid to ask questions and if they have experience with your particular scope of work. Try to avoid hiring “handymen” and individuals who proclaim themselves “jacks of all trades”, as they are often masters of none.

It can be reassuring if the contractor has a physical location like a retail store or a showroom and a telephone landline, as these factors typically add some degree of credibility and accountability. An individual who works exclusively out of his vehicle can still be very reliable, but someone without a physical location can literally disappear after the job has been completed and you may have no recourse for warranty issues or sloppy workmanship.

For larger projects like renovations and additions, it is best to find a contractor who has a physical showroom location and/or a well-built website with a wealth of photos and references of his work for your consideration. It is also beneficial to deal with contractors who have a long-standing, good reputation in your community and whose workmanship you can confirm through word of mouth as well as by other means.

It is generally advisable to avoid contractors who have been trained, or who have collected the majority of their experience, in Third World or  less developed European nations. These individuals may not be as familiar as they should be with North American construction methods, quality standards and building codes and their potential lack of knowledge may cause major problems as you try to navigate the project with them.

 

The Reality of the Building Permit and Inspection Process

The construction industry, as a whole, is highly unregulated. A surprisingly large number of individuals who are working in skilled or semi-skilled trades simply lack the knowledge, training or skill to do a proper job. Inspections are not very effective, as most inspections are completed very quickly with little or no attention to detail. The whole building permit and inspection process has evolved into an industry and is mostly about maintaining an infrastructure and generating profits for the local authorities through permit and inspection fees. The inspector’s job is to ensure that only the bare minimum requirements have been met. Don’t rely on a local building inspector to provide quality control services or to check your contractor’s work. Be vigilant and do as much research as you can to fully understand your project and the scope of work involved.

 

Red Flags and Tips

If your carpenter does not own proper tools like a mitre saw, electric plane, router or wood chisels, he’s not a carpenter. Don’t hire him to do carpentry! The same rule applies to other trades. Every tradesman should come fully prepared and equipped to perform his specialty. He should not be making excuses or borrowing tools from you in order to complete the work which you hired him to perform.

Beware of contractors who don’t have a physical location but who ask for large deposits – especially cash – this is a huge red flag!

It is important to be able to communicate with the contractor you hire. Make sure you speak the same language both figuratively and literally. Don’t be afraid to slow things down and ask questions if the conversation is becoming too technical. Ask him to explain things in layman’s terms to help avoid misunderstandings or unrealistic expectations.

Everybody wants their project completed as quickly as possible. Most of the time, contractors will provide a project completion date that is based on every aspect of the job running smoothly and all the pieces fitting perfectly into place. This is not a realistic approach and you should not fall victim to false expectations. Sometimes, contractors will promise a quick completion simply to get the job. Ask your contractor to provide a realistic completion date. You can try to add a performance clause in the contract (which will penalize the contractor for long delays or poor workmanship) but most contractors simply won’t accept such conditions, especially in today’s market.

Always, always, always have a written contract that clearly details the scope of work and that specifically outlines the responsibilities and rights of both parties. Be wary of contractors who try to push you to sign a contract quickly without all the details being discussed or specified.

Avoid paying progress draws too quickly and/or too often. Pace your progress draw payments so they are commensurate with the amount of work that has been completed. If you pay too much, too soon, there is a risk that an unscrupulous contractor will literally take the money and run and leave your job unfinished while he moves on to the next victim and leaves you in a jam. This has been a problem in the construction industry since time immemorial and has exacerbated in recent years. The only way to (hopefully) avoid this type of situation is to screen your contractor carefully and to be very vigilant about how much you pay him and when. Specific payment terms should be outlined in the contract – a draw when stage 1 has been completed, another draw when stage 2 has been completed, and so on. Stick to the payment schedule!

When you meet your potential contractor, pay attention to how he presents and carries himself. Appearance and personal hygiene matter. Your candidate doesn’t need to be a GQ model but anybody who is dressed poorly or inappropriately (i.e.; wearing sandals instead of proper footwear), who smells of liquor, narcotics or who is very unkempt, is likely not going to do a good job. Similarly, if he drives an old, rusted out station wagon or van, this might be an indication that he is either not very busy, not very successful or simply does not care about how he presents himself and his company. Additionally, you need to determine if he seems to know what he is talking about. Does he answer your questions or does he try to avoid them? Is he certain and confident with regards to completing the work and the steps involved in achieving a quality finished product? Weigh all these factors into your decision making process.

Beware of contractors who offer to cut corners to bring down the cost of the project. You might save a few dollars today but you will pay ten-fold tomorrow! One fence contractor in our area habitually sets fence posts at a 36” depth, a full 12” above the frost line! He does this to reduce his labour time, use less concrete and, of course, to save money. All he is doing is making a few extra dollars at the customer’s expense and jeopardizing the quality and longevity of the finished product. These types of contractors are in it for the short term – they want to work for a few years, make as much money as they can and move on to something else. They definitely won’t be there to honour the “5 year warranty” they advertised!

When undertaking larger projects, ask your contractor for proof of liability insurance and also for proof of a WSIB (Workplace Safety Insurance Board) account. If there is an injury on your property during the course of the project, it could cause legal issues for you if your contractor is not properly insured. Don’t be afraid to ask for a WSIB Clearance Certificate before you pay the final balance owing.

There are no set rules to follow when choosing handles for your kitchen cabinets. One preference is to use knobs for all doors and pulls for all drawers.

There are no hard rules with regards to size and placement of cabinet pulls; however, a general guideline to keep in mind is the rule of 3’s when choosing a larger size. Look for a cabinet handle that is roughly 1/3 the length of the drawer for equal spacing and handle placement. If you don’t have a lot of experience working with tools or with door hardware, don’t assume you can “figure it out” just because it looks easy. Most types of hardware must be installed in a specific way and to very specific dimensions noted by the manufacturer; this is especially pertinent to door closers and panic hardware.

Common Installation Tips

Read the installation instructions thoroughly. It’s OK to read them a few times if necessary.

Always drill pilot holes before driving screws into wood doors or wood jambs (especially in HDF, MDF and hardwoods.)

Always double check your measurements: measure twice – cut once! (Unlike the old carpenter who said “three times I cut it and it’s still too short!”)

Do NOT use a cordless drill to tighten or drive screws on door handles! Use a hand-held screwdriver to ensure that you don’t strip, cross-thread or over-tighten the screws.

When drilling a door for a lockset or a deadbolt, drill from each face of the door and not through the door; otherwise, you risk splitting or damaging the faces of the door.

Always use the proper mounting hardware or fasteners supplied by the manufacturer. Some hardware includes fasteners for both wood and steel doors (like most door closers and exit devices, for example). Some hardware comes with multi-purpose screws which are suitable for installation into both wood and steel. Ensure that you use the correct fasteners for the job!

When the door is in the closed position, the arms project out perpendicular to the door, which is less attractive than other mounting applications; however, this is the most power-efficient option available.

This application is most suitable for interior doors where power or function is critical and aesthetics are not of great importance.

Parallel Arm:
A parallel arm mounted door closer is a push-side application. It is located at the top of the push side of the door near the top hinge. In this application, the main arm is attached to the closer and the extension arm is attached to a parallel arm bracket or soffit plate on the underside of the frame header; the two arms are connected to form a pivot point. When the door is in the closed position, the arms are tucked underneath the frame header which provides a more aesthetically pleasing installation than either the regular arm or top jamb options. Parallel arm mounting also reduces the risk of vandalism to the arms, particularly in schools and commercial properties.

Due to the configuration of the arms, this application is a little less power efficient than the regular arm or top jamb options, but is still useful, especially for exterior doors.

 

Top Jamb:
A top jamb mounted door closer is a push-side application. It is located on the push-side of the door but on the face of the frame header near the top hinge. In this application, the main arm is attached to the closer and the extension arm is attached to the door; the two arms are connected to form a pivot point. Like the regular arm mounted closer, when the door is in the closed position, the arms project out perpendicular to the door, which is less attractive than other mounting applications; and like the regular arm mounted closer, this is the most power-efficient option available.

This application is most suitable and most common for exterior aluminum storefront doors. A drop plate is sometimes required because of the narrow top rail of the door or the narrow frame face.

There is also a sliding track application which is much less common and more costly and is usually only available with higher end door closers and for very specific applications.

A door closer equipped with a delayed action feature allows the door to remain open for a period of time before closing at the adjusted speed. This is accomplished by the addition of a “delayed action” adjustment valve on the closer, in addition to the speed and power regulating valves.

Backcheck is an adjustable feature available on many door closers that provides “resistance” to prevent the door from being thrown open (by people or the wind) and causing personal injury or damage to the door, door handles or walls!

Drop Plates

A drop plate is used to mount a door closer where the top rail on the door is too narrow or the face of the frame header is too narrow to accept a door closer. The drop plate is fastened to the rail or header and the closer is mounted to the drop plate. This is a very common application for closers being installed on aluminum storefront doors.

Common Architectural Door Hardware Finishes – 630 or C32D?

There is a standardized table published by ANSI (American National Standards Institute) and BHMA (Builders Hardware Manufacturers Association) that provides detailed specifications with regards to the finishes of architectural door hardware. Finishes like satin nickel, matte black, antique nickel, satin brass etc. are standardized industry finishes and are fairly consistent from manufacturer to manufacturer, although there can be slight variations. Finishes not included in the BHMA list of finishes like “Aurum Brushed Gold” or “Rose Gold” are usually contrived finishes and there can be significant variation from one manufacturer to another.

Canadian numerical equivalents to the American standardized codes are prefixed with the letter “C”. Some hardware manufacturers use only the American coding, some manufacturers use only the Canadian coding and some use both; for example, US15 is the same as C15 (satin nickel), US32D is the same as C32D (stainless steel) and US10B is the same as C10B (oil rubbed bronze).

This list is intended only as a quick reference guide, as some code numbers vary depending upon the base material from which the product is manufactured but, ultimately, the finish is the same. An example of this would be:

  • Satin Chrome finish on a base material of brass is coded as 626 – US26D or C26D surface finish
  • Satin Chrome finish on a base material of steel is coded as 652 – still a US26D or C26D surface finish

Knob is mounted on one side of a door to match other locksets.

There is no inside knob or operational mechanism and there is no latching or locking capability. Only some models and styles offer a dummy option. Typical uses for dummy knobs may include closet doors in homes or offices. In these cases, magnetic catches, ball catches and other types of catches are used to keep the doors closed.

Passage Function

Latch bolt is activated by the lever from either side.

The passage function is available for both commercial and residential applications. Typical uses for passage door knobs and levers may include closets, stairwell doors in apartment buildings and common area doors in homes. Passage sets, accompanied by deadbolt locks, may also be used on suite entry doors in apartments or condos and on exterior doors leading from house to garage and the rear doors of commercial units.

Privacy Function

Auto Release Type: Latch bolt is activated by the lever from either side, except when the inside push-button is pressed and locks the outside lever. Activating the inside lever automatically unlocks (releases) the outside lever.

Thumbturn Locking: Latch bolt is activated by the lever from either side, except when the inside thumbturn is rotated and locks the outside lever. Rotating the thumbturn in the opposite direction on the inside lever unlocks the outside lever.

The outside lever has provisions for emergency unlocking.

The privacy function is available for both commercial and residential locksets. Typical uses for privacy door knobs & levers may include bathrooms, public washrooms, change rooms and master bedrooms.

Storeroom Function

Latch bolt is activated by the inside knob or by a key in the outside knob. The outside knob is always rigid/fixed. Inserting and turning the key activates the latch bolt and provides momentary access.

The storeroom function is available for commercial locksets and you likely will not find any residential grade locksets that offer a storeroom function feature. Typical uses for storeroom door knobs & levers may include public restrooms with limited access, cash offices, storage closets, mechanical rooms and front entrance doors of small apartment buildings.

Entry Function

Latch bolt is activated by the knob from either side, except when the inside push-button thumbturn locks the outside knob. The push-button thumbturn is released by key or by turning the inside knob. Another feature of this lock is that the push-button thumbturn on the inside knob can be pushed and turned to lock the outside knob, permitting entry by key only. In this case, the outside knob remains locked until the push-button thumbturn is manually rotated and reset.

This is a very versatile function, as the lock can be left locked or unlocked as needed and it can function as a storeroom lock for periods of time. The entry function is available for both commercial and residential locksets, although, the residential entry function operates differently than the commercial entry function. The interior pushbutton thumbturn of the residential entry function will always release when unlocked by a key, thereby unlocking the outside handle. Typical uses for entry door knobs & levers may include commercial offices and home offices. This lockset may also be used on exterior doors for extra security, in conjunction with a deadbolt lock.

Classroom Function

What is a Cylindrical Lockset?

A cylindrical lockset is designed to be installed through the door with a knob on either side that, when turned, will retract the spring latch. The main advantage of a cylindrical lock is that it is relatively quick and easy to install and it is a little more heavy duty than its tubular lockset counterpart because the lockset itself has a cylindrical housing which inserts into the door. The spring latch inserts into a slot at the edge of this cylindrical housing and interconnects with the retractors that will operate the latch when the knob activated.

This lock design is most common for commercial locksets, but there are some residential models that are of the cylindrical design.

What is a Tubular Lockset?

Like the cylindrical lockset, the tubular lockset is designed to be installed through the door with a lever on either side that, when activated, will retract the spring latch. With the tubular lock design, however, there is no cylindrical housing. A spindle attached to the outside part of the lockset passes through a follower (or hub) in the center of the latch and interconnects into the inside part of the lockset. It is this spindle that will operate the spring latch when the levers are activated.

What is a Mortise Lockset?

A mortise lock is set within the body of a door inside a large pocket or mortise. The typical mortise lock includes the lock body or box (the part installed inside the mortise cut-out in the door); the lock trim, which may be selected from many different styles of knobs or levers; and, if required, a keyed cylinder which operates the locking/unlocking function of the lock body. These locks were very common in North America before the advent of cylindrical bored locks, and they are still widely used in Europe.

In Canada and USA, mortise locks are still common in schools and government buildings because of their durability and the wide variety of locking functions available.

What is a Deadbolt Lock?

A deadbolt or a deadlock is a locking mechanism distinctly different from a typical cylindrical or tubular lockset because a deadbolt latch cannot be moved to the open position except by rotating the lock cylinder with a key (unlike the spring latch, which can be depressed by force.) This is why a deadbolt is much more resistant to forced entry than typical cylindrical or tubular locksets with spring latches. Most deadbolts typically include a cylinder on the outside and a thumbturn on the inside; however, double-cylinder deadbolts are also available for certain applications.

Deadbolts are typically used as companions with spring latch type locks on residential and commercial entry doors and apartment doors.

What is a Bore?

Bore refers to the lockset preparation in the door. In North America, almost all cylindrical and tubular locksets require a 2 1/8” diameter bore through the faces of the door and a 1” bore into the edge of the door.

What is Backset?

The backset is the distance from the edge of the door to the centre of the 2 1/8” bore. In Canada and USA, the two most common backsets for residential and commercial door locks are 2 3/8” and 2 3/4”. For some commercial and industrial applications, 3 3/4” and 5” backsets are
occasionally used to facilitate operation of door handles for personnel wearing bulky gloves or carrying cumbersome items.

What is a Latch Bolt (or Latch or Spring Latch)?

The latch bolt (or latch or spring latch) is the part of the lockset that fits into the edge of the door and that engages the strike plate in the frame, allowing the door to “latch” and stay closed.

What is a Strike or Strike Plate?

A strike plate is a metal plate with a hole that is affixed to a door jamb to accept the latch. When the door is closed, the latch extends into the hole in the strike plate and holds the door closed. The strike plate protects the jamb against friction from the latch and increases security in the case of a jamb made of a softer material like wood.

Most residential door locks include either a T-strike or full-lip strike whereas most commercial door locks include a standardized (ASA) strike that is compatible with all standard pressed steel (hollow metal) door frames. Deadbolts are equipped with a strike plate that has no lip.

What is a Rosette?

A door knob rosette is the decorative backplate attached to a door knob or lever that covers the 2 1/8” bore in a door. A wide variety of locksets are available that feature traditional round rosettes, square rosettes and new ultra modern trapezoid shaped rosettes, exclusive to DDH!

What Does Grade 1, Grade 2 and Grade 3 Mean?

There are several different specifications and numerical assignments that determine and classify the duty capacity, grade and performance of door locks (and door hardware in general) as Grade 1, Grade 2 or Grade 3. The details could fill a technical journal, so please use the following as a general guideline instead:

Grade 1 hardware is usually specified for heavy duty commercial, institutional or industrial applications. Hardware in this category is typically of heavy duty construction, is suitable for use in 3 hour fire rated assemblies and has also passed high volume cycle tests. Examples of some instances where Grade 1 hardware might be utilized are arenas, public buildings, hospitals, nursing homes, factories and high schools.

Grade 2 hardware is ideal for medium duty commercial, institutional or industrial applications. Hardware in this category is typically of sturdy construction and is suitable for use in 3 hour fire rated assemblies but some is limited for use in 1 1/2 hour fire rated assemblies. Examples of some instances where Grade 2 hardware might be utilized are apartment buildings, churches, offices, pre-schools, commercial buildings and retail stores.

Grade 3 hardware is suitable for residential applications and for small offices with low occupancy and low cycle usage. Most hardware in this category has usually not been tested for use in fire rated assemblies, but sometimes can be upgraded for use in 20 minute fire rated assemblies with the addition of accessories like steel fire sleeves for locks. Examples of some instances where Grade 3 hardware might be utilized are homes, cottages or small offices.

Buyers should know that an assigned higher grade certification of a specific lock is not always an indication of a higher quality product over another lock with a lesser grade certification or no certification. Sometimes, the only difference between a Grade 1 and a Grade 3 door handle or deadbolt is that one manufacturer elected to spend the tens of thousands of dollars required to test that specific product in order to obtain a higher grade certification rating whereas another manufacturer did not. Some door handles and deadbolts sold at “big box” stores are famous for advertising Grade 1 and Grade 2 certification ratings but the hardware has been manufactured in the same facility and to the exact same specifications as other door handles and deadbolts that have not been tested for any certifications. The visual evidence is always the best guide – if a lock looks and feels sturdy and solid, then don’t be too concerned with grade certifications unless you are in charge of procuring hardware for a high traffic government facility or public building where factors like fire rating and cycle usage are paramount.

Size and Weight of the Door

Door closer power sizes (spring power) are classified from 1 – 6 (1 being the lowest power and 6 being the highest power.) Some door closers come with a non-adjustable fixed power size from the factory but many door closers have field adjustable sizing that can be done on-site prior to installation by turning a screw or nut on the closer to either increase or decrease the spring power. Always follow the manufacturer’s recommended settings for sizing adjustment based on the door width. The wider and heavier the door is, the greater the force required to control it. Typically, door height does not have a significant impact on a door closer’s operation.

Location of the Door / Opening and Closing Frequency

Consider the location of the door and the volume of traffic to ensure the best door closer for the application is selected. You may also require a stronger power size to overcome air pressure in a small room or wind conditions on an exterior door.

Mounting Options and Type of Closer

There are several types of closers that can be installed onto doors and door frames in different ways. Surface mounted door closers are cost-effective and reliable and also the most common choice. A regular arm mounted door closer is a pull-side application. It is located at the top of the pull-side of the door near the top hinge. Due to the configuration of the arms, this application is a little less power efficient than the regular arm or top jamb options, but is still useful, especially for exterior doors.

Top Jamb:
A top jamb mounted door closer is a push-side application. It is located on the push-side of the door but on the face of the frame header near the top hinge. In this application, the main arm is attached to the closer and the extension arm is attached to the door; the two arms are connected to form a pivot point. Like the regular arm mounted closer, when the door is in the closed position, the arms project out perpendicular to the door, which is less attractive than other mounting applications; and like the regular arm mounted closer, this is the most power-efficient option available. This application is most suitable and most common for exterior aluminum storefront doors. A drop plate is sometimes required because of the narrow door frame face.

There is also a sliding track application which is much less common and more costly and is usually only available with some higher end door closers and for very specific applications.

Overhead concealed door closers are costly and are typically used where aesthetics and security are paramount. They are installed and hidden from view inside the top rail of the door or inside the frame header.

Floor closers are a durable, long lasting option when dealing with heavy doors or areas with very high traffic. They are typically installed recessed into the floor and the bottom rail of the door and, because of the installation method and the maintenance associated with these floor closers, they are a very costly option.

Backcheck or No Backcheck?

Backcheck is an adjustable feature available on many door closers that provides “resistance” to prevent the door from being thrown open (by users or the wind) and causing personal injury or damage to the door, door handles or walls. All Grade 1 door closers are equipped with a backcheck valve. Most light duty or economy door closers are not equipped with this feature, so even if the door in question is very low traffic but backcheck will be required to help prevent damage or personal injury, then a Grade 1 medium duty closer should be selected for the application.

Fire Code and ADA Requirements

Door closers are an important component in the control of fire and smoke and it is critical that they are selected and installed properly.

The use of a cUL (in Canada) or a UL (in USA) marked door closer is mandatory to ensure that the product being used meets all legal requirements and is suitable for use in fire rated assemblies.

Door closers installed in fire rated assemblies should not include a hold-open device, unless it is an electrically powered device interfaced to the building’s fire alarm system, such as an electro-magnetic door holder.

The Americans with Disabilities Act (ADA) provides clear requirements with regards to doors and door closers. The ADA states that interior doors should require no more than 5 lbs. of force to operate and exterior doors should require the minimum force possible. The ADA also states that the closing speed shall exceed 5 seconds and that the latching speed should be fast enough to latch the door, but not to allow it to slam into the frame. Accessibility standards are also enforced in Canada (more specifically in the Province of Ontario) based on ADA regulations, but at the time this article was published, the Canadian Government had not yet introduced a Federal Disability Act. Door closers that have been identified as “barrier free” are suitable for use in ADA compliant openings.
